The monthly HOA fee covers a variety of expenses such as maintenance and repairs of the common areas, landscaping, garbage collection, security, insurance, and reserves for future repairs. Amenities like swimming pools, gyms, and parking spaces may also be covered by the HOA fee.
A reserve fund is a portion of the HOA fee that is set aside for future repairs and maintenance of the common areas. The reserve fund is used to pay for major repairs like roof replacement, repaving the parking lot, or replacing the elevators. It is important for the association to have a well-funded reserve fund to prevent special assessments or unexpected fees for residents.
Any changes or modifications to the exterior of your condominium unit will need to be approved by the condominium association or HOA. This is to ensure that the changes do not affect the overall look and feel of the complex and do not violate any rules or regulations. Some changes may require a permit from the local municipality as well.
